Portals like Airbnb and Booking.com are an increasing source of bookings for most owners and PMs. But this can be a double-edged sword: as the portals deliver an ever broader level of services, there is increasing potential of conflict over who owns the customer and who gets what slice of the margin pie. And there is the question of vertical integration: will Airbnb’s acquisition of Luxury Retreats be the exception that proves the rule, or is there more to come? And how should owners and PMs respond?
We’ll look at areas where owners and PMs may have the “home advantage”: crafting a differentiated guest experience, and perfecting local operations. In the final analysis, the portals can only promise an experience, while it is the owner or PM who actually delivers.
There is much opportunity to significantly improve local service delivery: e.g. it costs ten times more to turn over a vacation rental than to turn over a hotel room.
